Emaar India, the Indian arm of the UAE-based real estate major Emaar Properties, has launched its latest premium residential project — ‘Serenity Hills’ — in Sector 86, Gurugram, marking another milestone in its expansion of sustainable, design-led communities in New Gurugram.

Spread across 25.9 acres, Serenity Hills is designed as one of the greenest residential developments in the region, pre-certified with an IGBC Platinum rating. The project is being launched in phases, with the first phase comprising seven towers and about 1,000 units. It features an eight-acre central green space surrounded by landscaped areas, with approximately 80% of the apartments either facing the greens or designed as corner units.

“We are excited to introduce Serenity Hills, a project that truly reflects Emaar’s unwavering commitment to quality, design, and harmony with nature,” said Kalyan Chakrabarti, CEO, Emaar India. “At Emaar, we continuously raise the bar of excellence, creating spaces that seamlessly blend aesthetic brilliance with sustainability. Serenity Hills is envisioned as a tranquil oasis within New Gurugram, redefining premium living for modern homeowners.”

Master-Designed for Openness and Connectivity

The layout of Serenity Hills revolves around openness, with residential towers positioned around a central green core — ensuring maximum natural light, ventilation, and privacy. The project’s ‘Brahmasthan’ has been consciously kept free of construction to maintain Vastu compliance and balance of energies within the complex.

Located strategically in Sector 86, the development enjoys connectivity to the Dwarka Expressway, Southern Peripheral Road, and NH-48, and lies within a 40-minute drive of the Delhi International Airport. Its proximity to Gurugram’s major business districts, schools, and hospitals makes it a prime destination for urban families seeking premium, well-connected living.

Residences Focused on Space, Light, and Functionality

The project offers 3BHK and 4BHK apartments, with carpet areas ranging from 948 sq. ft. to 1,576 sq. ft., complemented by expansive balconies and parking for up to three cars. Key architectural features include 10-foot ceilings, full-height corner glazing, and three-side-open layouts that enhance views and cross ventilation.

Each tower boasts a 5.5-metre grand lobby, while apartments come with ante spaces for privacy, separate service entries, and multi-purpose niches for laundry, puja, or storage. More than 90% of units feature corner windows, ensuring abundant daylight.

Sustainability at the Core

Emaar’s focus on sustainability is evident across the project’s infrastructure. Serenity Hills integrates solar PV systems for common areas, modular rainwater harvesting, organic waste converters, energy-efficient glazing, and low-flow water fixtures. The project also includes EV charging stations, hub-less piping systems, green parking, and central water softening plants.

Designed in compliance with NBC 2016 Type-1 fire-resistant construction and Earthquake Zone 4 standards, the development also incorporates wind pressure analysis for enhanced structural safety.

Curated Lifestyle and Wellness Experiences

The project features over 1 lakh sq. ft. of amenities, including a 65,000 sq. ft. clubhouse spread across three levels. Residents can access wellness and leisure zones such as yoga and zumba studios, swimming pools, co-working spaces, banquet halls, indoor sports courts, and a café lounge. Outdoor facilities include tennis and pickleball courts, cricket nets, jogging and cycling tracks, and pet parks, all woven into the landscape inspired by the Aravalli tail ridge.

With its design philosophy centred around “Serenity” and “Hills,” the project symbolises calmness amid elevation — offering an immersive, nature-led living experience that blends architectural sophistication with environmental responsibility.
