Deals of note:

Last month, Lincoln Property Co. broke ground on Commerce Yards, a 46-acre, 466,000-square-foot industrial development at 9401 Heinz Way in Commerce City. JLL Capital Markets arranged $77.1 million in total project financing for the development. Construction will finish in late 2026 or early 2027.

Encore Electric renewed its lease and expanded its footprint to 55,000 square feet at 7125 W. Jefferson Ave. in Lakewood. Anthony Albanese of CBRE represented the tenant.

851 Clarkson Street LLC purchased 851 Clarkson St., a 6,339-square-foot mansion-turned office building near Denver’s Cheesman Park for $899,000 from Deisch, Marion & Klaus P.C. One of the attorneys is retiring, and the firm is moving to Littleton. Marc Lippitt and Justin Herman of Unique Properties represented the seller. 

CBRE reports the following deal:

CHC Little Deer LLC purchased Deer Creek Commerce Center Building 1, a 104,386-square-foot industrial building at 10532 W. Toller Drive in Littleton, for $20.6 from Confluent Development. Jeremy Ballenger, Tyler Carner and Keiffer Garton represented the seller. Alec Rhodes, Tyler Smith and Aaron Valdez of Cushman & Wakefield represented the buyer.

Unique Properties reports the following deal:

Eudora Feb LLC and Pacifica Denver Fund VII LLC purchased 5678 Eudora St., a 21,870-square-foot forklift maintenance and sales facility in Commerce City, for $4.38 million from Def 5678 LLC. Marc Lippitt, Justin Herman, Greg Knott, Michael DeSantis, Earl Duffy and Carson Lang brokered the deal. 

Digby Commercial Advisors and Henry Group Real Estate report the following deal:

Channel Dynamics LLC purchased 538 Commons Drive, a 7,062-square-foot office building in Genesee, for $1.05 million from 538 Commons LLC. Tanner Digby and Wade Wilson represented the seller. Boston Weir and Parker Beasley of Henry Group represented the buyer. 

Pinnacle Real Estate Advisors reports the following deal:

Badboy Fix and Flips LLC purchased 1765 Chester St., a four-unit apartment building in Aurora, for $500,000 from Maria Inez Wagner. Josh Newell, Connor Knutson and Sam Knowlton brokered the deal.

Lincoln Property Co. reports the following deals:

Radius Channel Management leased 7,197 square feet at 5775 DTC Blvd. in Greenwood Village. Andrew Piepgras represented the tenant. 

Maybell Quantum Industries leased 3,228 square feet at 3821 N. Steele St. in Denver. Andrew Piepgras and Mark Dwyer represented the landlord. 

Dahl, Fischer & Wilks leased 1,999 square feet at 4725 S. Monaco St. in Denver. Andrew Piepgras and Peter Thomas represented the landlord. 

Everus Construction Group leased 1,778 square feet at 10901 W. 120th Ave. in Broomfield. Andrew Piepgras and Peter Thomas represented the landlord. 

Coedwig & Co. leased 1,416 square feet at 3857 N. Steele St. in Denver. Andrew Piepgras and Mark Dwyer represented the landlord. 

Hello Hearing leased 1,018 square feet at 2000 S. Colorado Blvd. in Denver. Andrew Piepgras, Peter Thomas and Scott Caldwell represented the landlord.

Deals from deeds:

Parker Rd Co LLC purchased 1090 Parker Road in Denver for $32.75 million from Advenir Cherry Creek North LLC.

Cross Mountain Ranch Limited Partnership purchased 3150 S. Wadsworth Blvd. in Lakewood for $2.75 million from South Wadsworth Retail LLC. 

Cabin John Mall LLC purchased 1380 S. Santa Fe Drive in Denver for $2.4 million from 1163 South Cherokee LLC. 

PP Properties 5 LLC purchased 4030-4040 E. Warren Ave. in Denver for $1.04 million from Doggie Pause Warren LLC.
