JLL UK Planning, on behalf of JLL Building Consultancy, made the proposal for Unit Eight, Haydock Industrial Estate.

The plans include partial demolition and external changes to the site on Andover Road, St Helens.

This is intended to improve the building’s suitability for logistics operations and increase its attractiveness to tenants.

The application was submitted to St Helens Council.

The industrial unit in question spans an area of approximately 2,525 square metres.

The proposed changes, which have been mapped out in detailed plans, include the demolition of part of the office building to allow better vehicle movement in the service yard, which is seen as a current problem.

The main elevation will be pushed back by two bays to establish a covered delivery bay with external canopy protection.

The roof will stay the same.

New roller shutter doors, drainage channels, and level access provisions at the main entrance are to be installed.

Eight marked car parking spaces will also be created, including two accessible spaces.

These improvements are aimed at meeting current market needs for logistics operations and tenant requirements in the competitive commercial property market.

According to JLL UK Planning, the proposed alterations are necessary to address current market requirements that have so far rendered the industrial unit difficult to let in today’s competitive commercial property market.

The changes also intend to solve operational issues that have deterred potential tenants, such as inefficient vehicle movement within the service yard – an important factor for modern industrial tenants who require adequate space for HGVs and delivery vehicles.

While the changes are expected to modernise and enhance the functionality of the industrial facility, they are also seen as improvements to marketability that will support local labour opportunities.

The efforts are in line with local and national planning policy objectives that advocate for the efficient use of urban land and existing structures.
